You will need to set up the following utilities accounts in you name.
Water, sewer, & garbage: To set up your water service, you can contact Kelly at City hall at 641-923-2588 or you can go to the City Hall office located at 135 W 5th St. and give them your name and new address. Automatic withdrawal is available.
Electricity: To set up your electric service, you can contact Alliant Energy at 800-255-4268 and tell them you would like to start service. Alternatively, you can go to alliantenergy.com and click on “start stop service” in the lower left corner. (Note there is no gas service)
Internet & TV: To set up your internet and television service you can contact Comm1 at 641-762-3772. They require two completed information forms which are included here.

YES!!
Under most circumstances the Landlord is not responsible for your personal property. It is important to have renter’s insurance to cover your belongings in the event of an unforeseen disaster. This type of insurance is inexpensive and well worth it. You will need to provide CP Iowa Properties with a copy of your renter’s insurance.

City garbage bags are required and can be purchased at City Hall, HyVee, or Kramer Ace Hardware. Recycling bins are provided free of charge. Plastic, glass, and tin can be placed in recycling bins while cardboard and paper should be placed separately in a paper bag or box. Both garbage bags and recycling bins should be placed at the curb before 7:00 am every Tuesday. For more information, contact City Hall at 641-923-2588.

Kramer Ace Hardware and Hy-Vee will deliver softener salt to your door. There is a 4 bag minimum (which is how much will fit in your water softener.)

Check or cash payments should be made out to CP Iowa Properties and can be mailed, brought to our office, or dropped off in the drop box outside our office door. Autopayments or one-time payment options are also available through your tenant portal. You can use a credit card (it will charge you an extra 3% fee) or use your banking information (recommended, no extra fees). CP Iowa Properties staff can help to set up your account.
Payments are due by 5:00 pm on the first day of every month.

Your rent is due and expected on the rent due date specified in your Lease agreement (The First day of the month). If payments are not received on time, there will be an additional charge of $12 per day up to a total of $60 per month. It is important that rent payments are paid promptly. Remember that chronic late payments may result in legal measures that may lead to eviction.

If you think you might not have the full amount on the first of the month or you can have the full amount, but a few days late, let us know and we can work out an alternative payment schedule. For example, half of the payment on the 1st and half on the 15th. If you know you need a few extra days, just let us know ahead of time and we can work around it without late fees. Paying late without letting us know will have late fees.

It is important that you take care of your entrance keys. Occasionally, you may find yourself locked out of your home or in need of a replacement key, if this occurs, there will be a $ 75 charge. Please contact the office to request lock-out service.

First, you must notify C P Iowa Properties staff of any repairs no matter how minor they may seem. The responsibility of the repair will be determined by the terms of your Lease. In the event the Landlord is responsible for the needed repair, please be aware that all repairs will be prioritized, and emergencies will be handled first. Make sure that all repairs are reported in a timely manner. Remember that an ignored repair may become a large project, therefore subjecting you to a large expense. Any repair which goes unreported, thereby causing further damage to the Leased Premises or that of a neighboring tenant, may be construed as a nuisance and will be handled as such. This type of neglect will incur further charges to your account and may change the liability of the repair and subsequent repairs. We must have access to the Leased Premises to perform any repairs or maintenance. You can submit a repair request/work order through your tenant portal.

In the event of a maintenance emergency, call our office at 641-924-7017. If it’s outside of office hours (8am – 4:30pm), you can call the EMERGENCY ONLY number at 641-860-1058.

A maintenance emergency is something that requires immediate attention. If left unresolved, the problem could result in injury, threaten one’s health, or cause serious property damage. For example, possible emergencies would be a fire, gas leak, or flooding. If there is a widespread loss of power from a storm, contact Alliant to notify them of the outage and they will restore power as quickly as possible.

Some things are not usually emergencies unless special circumstances. Loss of air conditioning is generally not an emergency unless it’s extreme heat. Basic maintenance requests or concerns are not emergencies but should be reported. You can call our office number, email, or send a work order through your tenant portal and we will address it. Do not call the emergency number for these requests.

Yes! Our staff is available at your expense to add extra shelving, curtain rods, hang pictures, or install TVs. Just let our staff know if you require additional services and they will get it scheduled.

To raise or lower the blinds, lift up or pull down on the bottom bar. Then twist the rod to open or close them.

In the event of severe weather or tornado, the storm shelter is the master closet.

It is important to try to get along with your neighbors. If you have a problem or concern with a neighbor, it is usually best to try to resolve the problem amongst yourselves. Refrain from using foul language or engaging in verbal arguments. Of course, if you are unable to resolve the problem, feel free to contact us or the local authorities.

We often welcome your improvements to your residence and yard. We ask kindly that you check with us first before making any changes. Changes or improvements to your home must be documented and most will receive verbal approval. However, some changes or alterations to the property will require written consent. Attaching anything to the exterior of the property is prohibited. For example, do not drill or screw into doors, siding, or railings.
*Landscaping*
We do not allow chemicals to be sprayed for any reason for the safety of other neighbors, pets, and children.

No, if it’s just normal wear and tear, small holes, or minor repairs to walls, we will repair them after you move out, with no charge to you or out of your deposit.
Scheduled Maintenance
The following services will be handled by Maintenance personnel on the second Tuesday of every odd month between the hours of 8-4:30 am. (ex: Jan, Mar, May, July, etc…) If you are not home, staff will let themselves in.
• Inspecting smoke detectors to ensure proper function and safety
• Replacing furnace filters
• Inspecting drains for any leaks
• Replacing lightbulbs
**If you have a specific request/concern for our staff to look at while they are there, please let us know ahead of time.**
*Snow removal will be done by snow blower and shall occur upon 1” of accumulation. Generally, snow will be removed after the snow has stopped unless longer storms persist. Please be cooperative in moving vehicles from driveways when possible during snow events.
*Lawn mowing will be done once a week depending on weather throughout the summer season.
*Windows Don’t worry about cleaning your outside windows, if you clean the inside we will take care of the outside.
**Move out information**
· The tenant blue folder you received upon move in has a Move In/Move Out sheet you will need to return in order to get your deposit back.
· The week you move out, make sure to let CP Iowa Properties and the Post Office know your forwarding address.
· Call Alliant, the City (utilities), and Comm1 to notify them the date you are moving out and to stop all services.
· Return your keys (unit and mailbox), garage door opener, blue folder with appliance user manuals you received upon move-in, and the completed move-out checklist to CP Iowa Properties.
It is important to read your Lease thoroughly and ask questions about anything that you may not understand. Below are some additional important guidelines to follow.
· It is important to keep the leased premises in a clean, sanitary, and safe condition.
· Driveways and sidewalks shall remain free of debris or personal items.
· Please make sure that trash is disposed of correctly as to avoid any pest control problem.
· Weekly Trash/Recycling pickup for this property is Tuesday Morning. Approved bags and bins shall be placed at the end of each driveway.
· Burning candles are not allowed inside.
· Do not give or loan your entrance key or code to anyone not listed on the Lease.
• Be considerate of your neighbors. We want everyone to be happy in their home
• *Washer: Make sure you leave the door open after washing clothes to let it air dry. If kept shut, mold will start to grow around the seal.
